June 2011 showed a five year low in sales for that month of only about $39 million. Whereas, February 2011 showed an improvement in sales for that month over February 2010 of 135.9% with about $139 million.
The last two months have shown some measurable improvement in activity over the same two months last year.
September 2011 is up 32% in sales over September 2010 with about $132 million, and August 2011 is up 21% in sales over August 2010.
So far for the first 9 months of 2011, sales are up 18% from the same period in 2010.
Even with these small modest sales gains, it still is a buyer’s market.
Down valley from Basalt to Glenwood Springs has fared even worse in declines, and is approaching 50% off prices from the highs of 2007 and the beginning of 2008.
Sellers are still having a difficult time comprehending the sharp declines in prices from the highs of 2007 and the beginning of 2008, but if you want to sell, the property has to be priced realistically these days.
